Offer Made – Not Accepted
If you reach your MAO and your offer is not accepted but you know there is still probable cause for a potential deal (seller has personal/financial issues, it does make sense for them to sell off market) then the expectation is they should live in the system FOREVER. Leads are only marked dead when they sell or ask to stop being contacted.
For follow up:
- Confirm what their plan is with the property to confirm follow up cadence
- “I’ll just keep it”
- Ask if it is ok if you call them again in a couple of months
- Set a follow up task in that timeline and follow up then
- Even if they say no, do it anyways!
- “I’ll fix it up myself”
- Ask when they think they’ll start that process
- Ask if its ok to check in on their progress
- Plan to call within 4-6 weeks
- “I’ll sell in X months”
- Tell them that sounds great, and ask if its ok if you check in.
- Call in about half the time they state, example if they say “I’ll be ready in 6 months” then plan to call them in 3 months.
- “Im no longer interested in selling”
- If you know they will ultimately have reason to sell, put them on warm long term follow up process below.
- The above is all subjective. General philosophy is more aggressive follow up is typically better than less aggressive. Remember that our old leads are new leads to someone else.
