Contact Made – No Offer or Contract Yet

Once seller contact had been made, follow up cadence should be agreed to with seller. Every call should end with:

“Thanks for taking my call {Seller Name}, is it ok if I call you back {specific date and time}?”

After each call take specific notes outlining conversation and any personal/rapport building details to discuss with the seller on future calls. Things like kids sporting events, specific personal situations, interests or hobbies, are all good conversation topics for next call.

Continue this pattern until you:

  1. Make an offer and it is rejected
  2. Have a contract signed
  3. Recognize there is not truly an opportunity.
  4. Recognize there is an opportunity, it just wont come together right now
    1. Common when seller needs to move and doesn’t know where to go
    2. Older seller who has family to discuss things with
    3. Rental properties with troublesome tenants
